Why you should hire us and gladly pay our fee
Quite simply, our ability to create and execute strategy along with our access to the lending network which helps save you money and time. With most of our clients, the money we save them is in excess to our fee. We not only pay for ourselves but keep/put money in their pocket!
Here is a great example.
We had a request to buy a vacant self storage building. It was not run as a business but had great potential. The pro forma cash flow on the project once stabilized was life changing. The clients were trying to raise money in the form of equity to buy the building and improve it. They were having difficulty and time was running out on their contract. No lender wants to lend on a property that is vacant. The purchase was for less than the tax value of the property, so it was a great deal on that along. Once they engaged us, we underwrote the file quickly, created a bridge loan to acquire the property and they used their equity money to add more units to the structure. This is the key…Simultaneously we were working on an SBA loan to refinance the bridge loan. After 4 months they had it stabilized, the appraisal was ordered and we not only cashed them out of their bridge loan and their initial equity investors, but also an additional $100k. Now they own a terrific cash flowing property with a ton of equity but without other investors! Yes, we charged them a large fee which they gladly paid because it was nowhere near the 40% or so equity of the multi-million dollar project they would have had to give up if they didn’t go with us. Or worse, not even gotten the deal!
