Commercial and Investment Real Estate


This can include both owner occupied for place of business and non owner occupied (investments). We have options for lending for both acquisition, rehab and permanent lending for office, medical, self storage, multi family, and investment homes (1-4 Units). Ground up construction lending is available for owner occupied and build to rent. We have many non recourse options as well. (See ebook) Since we work for you, we can help negotiate terms that make your deal or request make sense, including periods of interest only, additional working capital, and even working in construction and rehab to the project.

Bridge Lending


We can do quick lending to acquire and stabilize properties, with more product availability with properties in the Southeast. This can be for an investment or a company’s office. Quick closings in as little as 10-15 days. The key is to buy right and have an exit. The key for this short term loan to replaced with a permanent solution. That permanent solution must be identified BEFORE going into the bridge loan so you aren’t stuck. Bridge loans are higher cost and interest only and ideal for situations where timing can be an advantage or to pick up destabilized properties, fix them up then refi out 6-12 months later. Bridge lending allows you many advantages in the marketplace and we pride ourselves on helping you use this unique tool to maximize your profits.

SBA


SBA is a great product that has many advantages for start ups as well as investors. Our SBA lenders are national and have no carve outs, so whatever SBA lends on, they will lend on. Don’t be fooled. Local lenders have SBA lending, but have very strict carve outs particular to their bank guidelines. SBA is also a great option for investors when it comes to self storage or residential assisted living. Also keep in mind that even though SBA does have some unwanted pre payment penalties, when structured and sequenced correctly as part of a strategy, you aren’t stuck with this loan forever.

Quite simply, our ability to create and execute strategy along with our access to the lending network which helps save you money and time. With most of our clients, the money we save them is in excess to our fee. We not only pay for ourselves but keep/put money in their pocket!

Here is a great example.

We had a request to buy a vacant self storage building. It was not run as a business but had great potential. The pro forma cash flow on the project once stabilized was life changing. The clients were trying to raise money in the form of equity to buy the building and improve it. They were having difficulty and time was running out on their contract. No lender wants to lend on a property that is vacant. The purchase was for less than the tax value of the property, so it was a great deal on that along. Once they engaged us, we underwrote the file quickly, created a bridge loan to acquire the property and they used their equity money to add more units to the structure. This is the key…Simultaneously we were working on an SBA loan to refinance the bridge loan. After 4 months they had it stabilized, the appraisal was ordered and we not only cashed them out of their bridge loan and their initial equity investors, but also an additional $100k. Now they own a terrific cash flowing property with a ton of equity but without other investors! Yes, we charged them a large fee which they gladly paid because it was nowhere near the 40% or so equity of the multi-million dollar project they would have had to give up if they didn’t go with us. Or worse, not even gotten the deal!
